All new construction and additions within Knollwood Village or Braes Terrance Sec II Must Be Pre-Approved.

REQUIREMENTS FOR ARCHITECTURAL CONTROL REVIEW

The construction plans you submit will be reviewed for compliance with the deed restrictions pertaining to your section of Knollwood Village. You are responsible for ensuring that your plans comply with all applicable deed restrictions, and additionally, the City of Houston ordinances and the current building code.

The plans you submit must be current, correct and representative of the work that is to be completed. Changes to the plans that affect the exterior size, height or appearance of your project, after your initial submission or approval, must be re-submitted for review.

IMPORTANT: Knollwood Village is a deed-restricted community. We take them seriously. Before you consider building or remodeling, please review the following documents and procedures prior to starting the design of your project:

Step 1: Please make sure you have read the FAQs  and Deed Restrictions.
Step 2: Download our ACC submission form, (Must have Microsoft Word) and complete the top half of the document.
Step 3: Download and print our KVCC Site Guidelines and Pledge.
Step 4: The Homeowner and Contractor/Builder needs to review and sign the KVCC Construction Site Guidelines & Pledge of Maintenance.

Step 5: Submit your ACC Review fee:

For expediency in your review, please submit your payment online below (new construction or additions only). Upon request, personal checks can be made payable to KVCC and can be arranged to be dropped off.

Important note: You should receive an email receipt for your payment records. The fee is to offset costs incurred by the Knollwood Village Civic Club and is not tax deductible.

Step 6: Click HERE to notify the KVCC ACC that payment has been submitted. 

Step 7: Click HERE or send an email to build@knollwoodvillage.org and include the following completed and scanned attachments:

  1. Completed Plan Approval Submission Form
  2. Builder Executed (signed) KVCC Construction Guidelines & Pledge of Maintenance
  3. A registered PDF copy of a survey of the lot clearly showing all building setback lines and utility easements.
  4. A PDF of architectural plans (drawn to scale) which includes:
    • Site Plan
    • Site Survey
    • Floor Plan(s) of every level
    • Roof Plan
    • Exterior Elevations – All exterior materials should be indicated and noted

Step 8: KVCC ACC will verify payment, review submitted documents and provide feedback and/or approval letter.

The Knollwood Village ACC Committee can take up to 30 days for the review process after receipt of all required documentation per our deed restrictions. The ACC will notify the responsible individual by email if the submission is incomplete which includes non-payment and / or if it does not meet the requirements of the deed restrictions.

The applicant will be notified by email of their approved project which will include a signed approval letter. Upon request, once approved, a “KVCC Approved” yard sign can be posted on the property.
